For nearly all accounts, Multifamily has been the darling of the real estate markets for the last 10+ years. Property valuations and rents, in many markets, have continued to rise. Construction activity, though strong, seems unable to keep up with demand. In markets around the West, there continues to be a shortage of supply. Will home affordability remain out of reach, adding to the increased demand for rental housing? Lenders of all types want more multifamily loans in their portfolios and securitizations, and most are aggressive when it comes to lending on apartments. Is this sustainable? Is credit quality at risk? If the Costa-Hawkins Rental Housing Act is repealed through Proposition 10 in November, does the market stall or decline? Is GSE Reform, the idea of which has been thrown around for years, a possibility after the November mid-term election. Will any of it matter?
